Mail

  • How do I get packages/oversize mail from the regular U.S. mail?
    When someone sends you an item that the mail person can’t fit into our little mail shelves, he will leave it in one of the larger cabinets at the bottom of the shared mailbox structure and leave you a key to open up that cabinet. After you have retrieved your package, leave the key in the lock, right where it is. Don’t ever leave with the key. Each mailbox structure has only a limited number of keys, and once they’re all gone, oversize items have to be delivered to the door!

  • How do I send packages/oversize mail through the regular U.S. mail?
    The outgoing mail slot only accepts small flat items. Unfortunately, for bigger items, you have to trek down to the post office yourself.

Garbage

  • What do I need to do to get my garbage picked up?
    Waste Management, Inc. picks up our trash every Monday. They will empty any cans that you put clearly on the curb where your driveway intersects the road. They may come at any time during the day, so it is advisable to put your cans out on Sunday night.

    Make sure the cans are completely closed and can’t get blown over by the wind. The worst thing that can happen with your garbage is for the crows to find it. They will spread your trash out so that Waste Management can’t pick it up, and then it will blow all around the neighborhood where nobody will pick it up because they know it’s not theirs.

    Before Monday morning, you must bring your cans back from the curb. “Far enough” is defined as behind the plane of the surface of your house that faces the road where you put out your garbage.

Howneowners association (HOA)

  • What do I need to do and know regarding the HOA?
    First, add www.woodbridgeowners.com to your browser’s bookmark list, or whatever you have to do to remember this site. Second, go to the front page there to join the Google discussion group. If you are a new owner, familiarize yourself with the CC&R document linked to from the front page. Last, remember the directors@woodbridgeowners.com email address. You will use that for anything you want to communicate to the board of directors.

  • I owe some money to the HOA. Where do I send it?
    Please make payments on our Online Portal .

  • Why would I owe any money to the HOA?
    It could be for annual dues, a neighborhood rule violation, a charge for legal expenses related to any lien placed against your house for non-payment, or an escrow fee related to your house purchase.

  • I’m selling my house, and my escrow company needs information from the HOA. Whom should they contact, and why do they care?
    They should send email to directors@woodbridgeowners.com , so that we can verify to the purchaser that you have paid all of your HOA dues for that year, how much of that liability they will then be responsible for, and if there are any outstanding liens placed against the house for non-payment of HOA fees. They also collect a $200 escrow fee from the purchaser for the HOA.

  • They’re asking for a phone number for the HOA, but I’ve heard there isn’t one. What do I do?
    Ask the escrow company if can live without it. If they can’t, unfortunately you can’t simply ask the escrow to get with the 1990s; you should write back to escrow@woodbridgeowners.com and get one of our personal numbers to stand in. Or you can refer them to this letter explaining the lack of phone number.

Town Home Associations

  • Wait. I have two homeowners associations?
    Those of us that live in townhomes have a closer relationship with our townhome HOA, which is paid for in monthly dues and takes care of property maintenance. We still pay annual dues to the Woodbridge HOA, to cover our part of the public grounds upkeep, but they are fixed at 60% of the rate paid by single-family homes.

  • Who is my townhome HOA?
    Phase I: townhome association (with its own board of directors) is called “Woodbridge Townhomes”. Phase II: townhome association (with its own board of directors) is called “Parkside at Woodbridge”. Both townhome associations are managed by Kappes Miller .   • What are these “Phase” things?
    The Woodbridge neighborhood was created in three chunks, between 2001 and 2005. Phase I is the southern part of the neighborhood, below 65th St. Phase II is the northwestern part, north of 65th and west of 191st Ave. Phase III is the northeastern part, east of 191st Ave.
